What is a home inspection?

A home inspection is a non-invasive and visual inspection of the home. An inspector will look at everything he has visual access to for signs of deficiencies and clues of the true condition of the home. For example new paint or stained paint on a ceiling may be an indication of a past roof leak. Further inspection in the attic and of the roof may reveal repairs that were made or that are still needed. Cracks in sheetrock on a wall or out of square doorframes are a good indication of settlement and that the foundation needs further inspection. Once the inspector has performed an inspection he will write up a report and go over it with you. He will discuss all of the deficiencies that he found in the home and field your questions about what to do from there. Many times the deficiencies found become part of the negotiated sale of the home, with either the sale price being adjusted for the cost of the repairs, or the seller being required to perform the repairs prior to the completed sale.
